12 MONTHS OF RESIDENT APPRECIATION
Imagine your residents are a jar that you can fill or empty. For every good experience, no matter how flashy, you put a coin in the jar. For every bad experience, you take a coin out of the jar.
Resident appreciation at its core is simple - you want to fill up that jar. When your jar is full and things go sideways, you still have a jar filled with coins. However, if your jar is nearing empty and things go sideways...well you've got an empty jar and that means no renewal.
It's the difference between taking a proactive or reactive approach. Do you want to be scrambling when things out of your control go wrong and your resident is upset? NO! Take the proactive approach with small efforts each month that lead you to a renewal!

Start the move-in on the right foot with a welcome gift.
Welcome gifts can be as simple as coffee or even household essentials. A nice sign and some cute packaging can make anything cute, you don't need to break the bank.
We Value Your Feedback - Survey Time
Send a physical survey to your resident around 4 months in. This way it allows you to get feedback offline and enough time to right the ship (if needed) before their renewal is up.
Encourage them to fill it out by adding an incentive of a small $5-10 Amazon Gift Card.
Happy Anniversary
Halfway through their lease wish them a happy anniversary with a cute flyer signed by the team.
If you want to be extra, add a gift like a coupon to a local business or restaurant.
