Do you ever get stumped about what to post on your apartment community’s social media feed? Coming up with consistent posts and fun apartment marketing ideas for Facebook, Instagram and any digital marketing for apartments can be exhausting for already busy property managers.
That’s why I’ve outlined a few of my favorite types of posts to increase traffic to your apartment community. These work really well for all types of apartment communities, but especially for lease-up marketing. Remember, it doesn’t matter the platform. These can work for marketing your apartment on Facebook or Instagram and can be adapted for TikTok too!
How To Craft Social media posts To increase traffic to your APARTMENTS:
We’ve got outreach marketing ideas for your apartment community that you can consistently do from your leasing desk. Some of these you may have tried before and others are unique marketing ideas you may never have thought to implement at your community.
If you rotate between these types of posts, you will start to build a strong presence on social media without leaving your leasing office and increase traffic to your apartment complex consistently! The best part is these are FREE apartment marketing ideas. They just take a little time, a little creativity and some simple social media tools.
10 Posting Ideas for Apartment Marketing:
(1) Highlight a company from your community’s preferred employer list
Highlight your entire preferred employer list and tag the companies in the post.
Post about each preferred employer individually to spotlight
Talk about the specific benefits of your community for that preferred employer such as location, discounts, etc.
(2) Do a renting Versus buying social media post
Highlight the benefits of renting an apartment versus buying a home.
Share some statistics that favor renting.
This is a really fun post to showcase all the ways residents can spend their time when they don’t have to mow a lawn or fix a leaky faucet. Get creative! The point is to regularly sell the “renting” lifestyle to your prospects.
Bonus points if you have a testimonial from a longtime resident who can share their renting experience.
(3) spotlight floor plans or Make a swipeable, virtual tour
This would be a great carousel post or virtual tour video.
If doing a carousel post, the first image could say, “Sneak peek at our _______ [insert floor plan].” Then follow it up with nice interior pictures of the units.
Include a great CTA, call to action, like inviting them to tag someone in the comments that would love this space.
Don’t forget to invite prospects to contact your apartment community.
Provide the best way to contact you in your social media post.
(4) SHOWCASE A NEARBY BUSINESS [location]
People don’t just lease an apartment, they are committing to an entire neighborhood. Showcase favorite local attractions and be sure to tag the business in your social media post. #suportlocal
To keep things easy to remember, create categories within this category:
Parks and Walking Trails
Museums and Theaters
Shopping Centers and Local Boutiques
Bars, Restaurants, Grocery Stores, and Local Coffee Shops
Bonus: mention how far the neighborhood hot spot is from your apartment community.
Sample social media post:
"We love the nachos @MariPuffyTacos because they are so cheesy and delicious. The best part is you can walk there and back in less than 10 minutes. So basically, you burn off all the calories by the time you’re home. 😉”
(5) Feature a RESIDENT testimonial
Nothing helps sell your apartment community more than social proof from a resident testimonial.
A variety of testimonials work great to build trust among your prospective renters.
Here are a few examples:
Screenshot portions of an email or text testimonial that you’ve received from a resident.
Ask a resident for a quick video testimonial while they are in the office. Offer to take the video.
Screenshot a review posted on a different platform.
(6) Highlight a community amenity
Focus on amenities that make sense for the season you are in. For example, a pool in the summer is a great idea. If it’s not useable in the winter, maybe pick something else, like a fitness center.
In the caption make sure to highlight how this amenity solves a pain point your prospective resident might have.
Showcase photos of your actual amenity.
Bonus: show someone from your onsite team using the amenity featured.
(7) Answer an FAQ that you receive often from prospective renters
Keep a document of the questions prospects ask when they tour your community in person.
Create a series of FAQ posts to address those questions that help close the sale.
Share these posts on your Instagram stories and then save them to your FAQ Highlights to easily refer prospects there in the future.
Recycle your content by regularly re-sharing your FAQs.
Post the answers to the FAQs on a Facebook album.
If you record these videos with the free platform Loom, you can send them via email.
(8) Resident referral posts: TAG A FRIEND…
This is a really fun and easy to execute campaign that can create a lot of activity on your social media accounts.
Here are a couple of ideas to spark your creativity:
Post a picture of a patio and caption with “Tag a friend that you’d love to hang out with on this patio.”
Post a picture of a kitchen and caption with “Tag a friend that you know would whip up the best dinners in this kitchen!”
Post a picture of a couch and say, “Tag your couch mate!”
(9) Benefits of “friends as neighbors”
Similar to the campaign above, bring to life the benefits of having a neighbor you love.
When your mom lives nearby = instant babysitter
When your co-worker is also your neighbor = carpool just got a lot easier
When your bestie lives minutes away = never watch the Bachelor alone!
Think about your target market and get creative in painting a picture of WHY they’d want to refer friends and family to life at your community.
(10) feature your apartment’s referral Bonus
If you offer a referral bonus, talk about it.
You can straight up just mention your bonus OR highlight what the bonus could buy.
“Refer a friend, finally get those pair of shoes you’ve been eyeing at Nordstrom’s!”
There you have it, my property management friends.
