Who is Julie Garcia?

In a short time, she has shot up this industry by sticking to who she is and what she believes in. Her Career So Far -

Julie Garcia: 11 years in property management starting at class C/market rate that were all in need of something - capital and price increases or delinquency and occupancy help. Julie brought these properties to their full potential keeping the owners and upper management very happy!

For 8 years she worked as a lease-up/new development/class A specialist with Laramar Group, working on 9 projects. Currently, she is working as a Regional Manager with Sansone Group. Each company has been amazing to work for, with mission statements and core values that make them top-notch!

“I have loved learning the entire circle of the multi-family industry from conception to construction, to lease-up and selling. What an amazing opportunity to be privileged to work alongside brilliant and creative minds, facing challenges and learning new things.

Advice for a Future Property Manager - 9:02

If you want to stand out to the higher-ups, listen to what Julie has to say about understanding the ‘bigger picture why’ and start taking the risks that will help you stand out!


Julie suggests focusing on:

  • Residents - We take care of residents no matter the job title.

  • Make The Increase - Those little bumps in income add up and the budget takes note!

  • Keep Going - Follow Up! Keep following up until you get a no! Be Relentless!

How Does A Busy PM Manage It All? -

There is so much to juggle and the ‘to-do’ list never stops growing. If you don’t have a plan it can be overwhelming, here are Julie’s Tips.

  • Find Your Focus - Julie, as a morning person, has a checklist to run through at the beginning of every day to tackle what is critical. Maybe yours is an end-of-day wrap-up for the next day? Find your focus and succeed!

  • Make Your Priorities - What has to get done? What can be delegated? What can wait? You don’t have to finish everything today.

  • Be Honest - If you need a personal moment, say so! You don’t have to give all the details of your life but it’s ok to say, “I’m not feeling well, I just need a second to gather my thoughts.”

Pandemic Challenges - 26:50

The first thing we needed was to stand in the truth of the moment: IT WAS HARD! It was hard to change. It was hard to adapt. It was hard personally. The more we recognize it, the easier it was to live with.

Hopefully, we come out with some great perspective and appreciation for the good!
