1. Drill down on what makes you unique.

  • Make a list of the following:

    • What are you known for?

    • What do your friends and family love about you?

    • What are your hobbies?

    • What interesting stories or life experiences have you had?

  • When you take the time to write these down, you’ll have talking and connection points at the ready when you are talking to residents and prospects.

  • The more interesting you are, the more memorable you’ll be.

2. Talk to people everywhere you go. 

  • Talking to all kinds of people is a skill that we can continually improve on.

  • Make it your goal to talk to as many people this week as you go about your week.

  • I know this has greatly been impacted by lockdowns, but that’s why it’s especially important to find opportunities to communicate.

  • The more comfortable you get talking to people in all sorts of scenarios and from all walks of life, the better this will translate to your day-to-day work.

  • This one little exercise can also help you to see how different people like to communicate and can tailor your leasing presentation to fit different styles.

3. Get to work 15 minutes earlier and establish a start-up routine.  

Before you close your ears, listen up. You’ll thank me for this one.

  • When you get to work before the doors open (and the mad rush starts) you have time to mentally prepare to tackle your day.

  • This allows time for you to walk your model units, check your tour route and print out your availability reports.

  • The quiet time with your coffee can do wonders for your sanity.

  • Being punctual (and showing up even earlier than expected) can also make a big impression on your boss. Bonus points if you are looking to advance in your career.

4. Take a break where you move your body and leave your desk.

  • Studies show tiny breaks every 52 minutes improve productivity.

  • You don’t have to take a 15-minute break every time. Just take a minute to stand up, stretch, or walk your property for a change of scenery.

  • Bonus: Even if you can’t leave for lunch, at the very least, leave your desk. This mental reset will do wonders for your afternoon.

5. Practice your written communication. 

  • We know you’re a pro when it comes to talking to people, but does that come across in your writing?

  • Practice your online writing skills by downloading the chrome extension Grammarly. It’s like an English teacher/bff that fixes your spelling and grammar mistakes.

  • Once you’re happy with your responses via email, create templates in Google docs that you can use over and over again.

  • Bonus Points: Share templates and responses with your team. Many minds are better than one!

6. Get comfortable tackling your objections.  

  • For an entire week, write down all of the objections you hear.

  • At the end of the week take a little time to craft (in writing) the best response for each of these objections. Really take the time to think them through.

  • When you feel confident with your written responses, share them with your property manager and/or other colleagues for feedback.

  • Practice overcoming your objections until they become second nature.

7. Keep screen time in its place 

How much time do you spend glued to your phone? We all gotta be honest with this one. I’m right there raising my hand…I’ve been guilty too!

  • We get a ton of leads - both in-person and online.

  • Remember, in-person prospects need to feel seen, heard, and acknowledged. Focus on being fully attentive to the real-life human in front of you.

  • Create systems for timely response to online leads. (Pssst…that’s where some of those templates we talked about above can help for speedy responses!)

  • Establish boundaries for checking social media so you don’t needlessly waste time on Facebook, Instagram, or other platforms. Maybe check your phone on the little mini-breaks we talked about.

8. Create “If this, then that rules.” 

The one thing you can count on in property management is that no two days will be the same! Some days we are slammed, some the day crawls by. Creating rules on how we respond in certain scenarios can prepare us for those times that we have zero brain space.

  • Create systems for things like:

    • How you’ll respond if you suddenly get flooded with traffic while you are the only one in the office.

    • How you’ll follow up on prospects if the day gets away from you.
