What Are You Wearing? The Qualities That Define Great Property Managers
Wear the Right Qualities: A Guide for Property Managers
Being a property manager is about more than managing apartment communities and making sure everything runs smoothly—it’s about showing up as a professional leader. How do you hit that mark everyday? You show up every day ‘wearing’ the qualities you want to see in yourself professionally and personally. Don’t like the way you reacted to that upset resident yesterday? Show up today wearing a little more patience. Not satisfied with how much you questioned your self worth and leadership? Show up with a little more confidence and grace.
In this podcast, Barbara walks through how "wearing" the right qualities can transform your role and elevate how you show up as the property manager you want to be.

What Does It Mean to "Wear" a Quality?
You know when you have *that* on and you feel like you can conquer the world? You know the one…the outfit that’s your favorite color, fits you perfectly, and helps you radiate confidence? That same concept is true when we take the time to decide how we want to show to work at our communities. The qualities you choose to ‘wear’ influence your professional presence as a property manager.
Think about it, when you “wear” ambition, you naturally exude leadership. You make decisions an ambitious person would make. You complete tasks in a way that an ambitious person would do them. The next thing you know, that ambition is driving your property manager professional development and you’re on your way to a promotion.
Why "Wearing" the Right Qualities Matters in Property Management
In the often chaotic world of apartment marketing and multifamily management, perception is key. Here’s why being intentional about your qualities is a game-changer:
Boosts Resident Retention: Residents can sense your energy and approachability. Wearing positivity and problem-solving helps create a welcoming environment. Wearing empathy and patience helps your residents feel like you care and are there for them.
Improves On-Site Team Dynamics: Leadership traits like confidence and patience can inspire and motivate your team, which can lead to a happier working environment. (Which will also bleed over into your interactions with residents. It’s all connected.)
Enhances Marketing Success: When you wear creativity and forward-thinking, you’re more likely to come up with innovative multifamily marketing strategies.
Obviously, these aren’t the only traits that make up a great property manager, but a lot of times they’re the ones that we lose quickly when things start getting overwhelming.
Remind yourself that your work matters and the way you show up benefits not only you, but also your team, your residents, and your family.
How to Choose the Qualities You Want to Wear
Step 1: Identify Qualities You Admire
Think of a mentor or property management leader you admire. What qualities make them stand out? Or… think about when you felt like you showed up as your best self. Maybe when you weren’t super stressed and you prioritized a healthy work/life balance. What traits did you love about yourself then?
Here’s a few we think are always good to do a check-in with:
Great Communicator
Patient
Positive
Empathy and Understanding
Confident
Leader
Innovative
Problem-Solver
Step 2: Try on a New Quality
Once you’ve identified the quality (or qualities) you want, think of yourself putting on that tile.
Step 3: Reflect on the Impact
Notice how wearing a specific quality affects your interactions with residents, your team, and even your daily tasks. Does patience improve how you handle challenging residents? Does confidence make it easier to lead leasing team meetings?
How "Wearing" Qualities Supports Professional Development
Property manager training often focuses on skills, but intentionally embodying the traits you admire is equally important for career growth. By trying on new qualities, you’re not just improving interactions—you’re setting yourself apart as a leader in the multifamily industry.
Here are some ways to integrate this practice into your daily routine:
During team meetings, wear confidence and active listening to foster collaboration.
While handling resident concerns, wear empathy and patience to create trust.
When planning apartment marketing campaigns, wear creativity to stand out.
